The white sand and warm azure waters of one of the most beautiful beaches in the Caribbean are only 230 yards away. Mudjin Harbour Villa is the highest home on the Caicos Islands with stunning 360 degree views over the ocean, reefs and famous Dragon Cay. This is a luxurious villa set in paradise with 3 bedroom suites, an infinity hot tub facing the sea and sunset, Italian marble floors and 3 terraces - with beaches, snorkelling, whale-watching, bird-watching and fishing right on your doorstep.
This spacious villa was built in 2006 as a luxury home for the owner of the estate, and we have been privileged to have it as our home for the last 10 months.
The villa is very well equipped for Caribbean living. Details of facilities are listed below as well as other amenities. If you are unsure about whether something is provided or would just like to check something in particular, please feel free to message me.
The open plan living and dining area:
A spacious open plan room on the ground floor with spectacular views along the coast in both directions. There are 3 comfy sofas, a large TV screen with DVD and surround sound system, and a weather station, where you can check the wind speed and temperature. There are also a number of puzzles and games for entertainment. The dining area accommodates 6 – 8 people and enables you to dine, while also enjoying the view.
A well-equipped modern kitchen for all your culinary needs. Situated on the ground floor, it has marble worktops and plenty of storage space for food and drink. It has all the comforts of home with a coffee filter machine (and cafetière) and other appliances: electric oven, induction hob, integrated microwave, large fridge/freezer, and a brand-new Bosch dishwasher. There is an island in the middle of the kitchen for food preparation which also houses a built-in food processor. There is a large, high quality, gravity-fed water filter which ensures that you have safe and chemical-free water to drink. (We much prefer this to the water you buy in plastic containers.)
The Master Bedroom suite:
This is a very large room upstairs. It has a very comfortable queen-size bed with the most spectacular view looking out to the sea in one direction and also towards the sun rise in the East. In season, you can lie in bed with your morning tea or coffee, and watch humpback whales breaching and long-tailed tropic birds swooping over the cliffs. There is also a pair of high quality 22x binoculars for your personal use on a large tripod, through which you can watch flamingos feeding in the local pond, or pelicans flying over the Dragon Cay.
As in the other two bedroom suites, there is a TV and DVD, with and 2 comfy chairs, 2 chest of drawers, bedside tables, a table with chairs to sit at, a fridge and 2 pieces of gym equipment. At the West end of the room, you walk through sliding doors onto the top terrace where you can lie in the sun on the two sun loungers or enjoy a sun-downer taking in the sunset. From that same balcony you can watch flamingos feeding in the local pond or pelicans flying over Dragon Cay. Through another set of sliding doors is an ‘infinity’ hot tub which looks north to the ocean and offers spectacular views of the sunset to the West. The spacious en-suite bathroom has extra cupboard space with a plentiful supply of towels and beach towels. There is also a basin sunk in a long vanity unit, 2 roomy walk-in ‘his and her’ hanging cupboards, a capacious tiled shower and a toilet separated by swinging doors.
East Bedroom Suite:
Situated downstairs, off the living area, this is a large bedroom suite facing east and north with glorious views and beautiful morning light. It has a very comfortable queen-size bed, bed-side tables, a TV and DVD player, 2 comfy chairs, a fridge, a large chest of drawers and a walk-in wardrobe. The en-suite bathroom has a shower, a WC and sunken basin with built-in cupboard, along with a plentiful supply of towels and beach towels.
The Blue Bedroom:
You can access the West or Blue bedroom from a side door, or sliding doors off the screened terrace which also enjoys great views over Dragon Cay. It is equipped with a very comfortable queen-size bed, 2 bed-side tables, a TV and DVD player, 2 chairs with a small table, a fridge, a large chest of drawers and a walk-in wardrobe. The en-suite bathroom has a shower with a long-tailed tropic bird engraved on the door, a WC and sunken basin, and a plentiful supply of towels and beach towels.
The Downstairs Toilet:
Just to the right of the front door there is a downstairs toilet.
Just past the downstairs toilet is the Washroom, which has a brand new LG front loading washing machine and a Maytag dryer, which is for your use. You will find shopping bags provided here and also a large cold box for picnics at the beach.
In addition to the above, there is a Weber gas BBQ, a selection of beach chairs, snorkelling gear which you are welcome to use, and there are 2 comfortable new kayaks to rent for a small fee which includes being delivered to and collected from the boat ramp. (The kayaks are FeelFree Lure 11.5 kayaks with very comfortable seats that can be elevated to make paddling and/or fishing particularly relaxing and stress-free.) The villa has Wi-fi throughout (except in the blue bedroom which is awaiting a wi-fi extender), and there is A/C in all the rooms apart from the living area, which has a number of fans and screened doors to allow the breeze to blow through. The large open plan living area has a surround sound system which you can access via Bluetooth.
The villa has 3 terraces on different levels, offering a variety of views of the spectacular scenery. One of these has large dining table and chairs, so you can eat ‘al fresco’.

Middle Caicos is gloriously peaceful and unspoilt. If you are looking for deserted beaches and some peace and quiet, this is the place for you. Mudjin Harbour, or Dragon Cay Beach is less than a five minute walk from the house, where you can swim, snorkel, explore the beach and look for sea glass and shells, or just lie and relax on the glorious white sands. Right beside the beach is the Mudjin Bar and Grill which is the best restaurant in Middle Caicos. It is open from 11 - 3pm, and overlooks the beach. A short walk will take you to the "Praying Hands", and then a stunning walk along the cliffs (you are best to wear trainers or covered shoes for that), where you can explore beautiful coves and beaches, and discover the old Crossing Trail.
The historical Indian and Conch Bar Caves are less than five minutes’ drive near the local village of Conch Bar. This is one of the largest cave systems in the Caribbean and home to four species of bats.
The glorious sands of Bambarra Beach, recently nominated one of the top ten beaches in the Caribbean, is only 7 miles away - an idyllic beach with calm azure waters and white sand. If you enjoy fly fishing for bonefish, there are few places in the world that are better for this sport than Middle and North Caicos!
One of our favourite things to do is to paddle the kayaks over the safe, protected waters to Conch Island (see photo). This is an idyllic deserted island, where you can swim, look for Queen conch shells, or fish (my husband caught his largest bonefish there!).
If you are feeling a little more adventurous, you can paddle the kayaks to East Caicos which is the largest uninhabited island in the Caribbean with stunning, deserted beaches.
Alternatively, you could explore North Caicos, and visit Whitby Beach, go snorkelling at Three Mary Cays, or view the flamingos on the Ponds. If you enjoy history, you can visit the Wade's Green Plantation which was established in 1798 to grow cotton. This is located in the settlement of Kew and is regarded as one of the best surviving examples of a Loyalist plantation anywhere in the Caribbean.
If you would like to visit a modern day farm, there is one just opposite Wade’s Green Plantation where you can buy freshly grown seasonal fruit and vegetables at a very reasonable price. There they are also growing the original Caribbean indigenous pines, which used to cover North and Middle Caicos until they were nearly wiped out by a bug that came from an imported Christmas tree!
Apart from the Mudjin Bar and Grill, the other restaurants to visit are located on North Caicos. Details of those and how to book can be found in the Guest Handbook in the Villa.
The local grocery stores are an attractive 20 minute drive away on North Caicos. You won't find a Starbucks there but you may well be tempted to drop into Parrot-Ice for some delicious home-made ice-cream or a snow-cone when you’ve finished your shopping.
