Enjoy this beautiful, spacious PRIVATE guesthouse in a quiet traditional, English village close to the beautiful City of York.
Our Georgian home that we live in sits on a quarter of an acre plot and shares a Private Drive with only 2 other homes.
There are 2 traditional village pubs,serving food, just a few minutes walk away.
Paddock View Guesthouse is totally separate to our home and is self contained with it's own entrance and parking space. The guesthouse boasts a large ground floor room which is accessed via double Georgian patio doors. On entering the room you will find an extremely comfortable double bed with pillow top mattress, crisp white bedding, feather duvet and pillows - with the added luxury of a fully fitted fleecy electric blanket with dual controls (one for each side of the bed) to keep you toasty warm on cooler nights. There is ample storage provided in a wardrobe with hanging space and drawers, separate chest of drawers, plus full length mirror. There is also a fridge with small ice compartment, should you wish to use that, along with a microwave, 4 slice toaster and kettle. Tea, coffee, herbal infusions, sugar and hot chocolate are also provided. Plates, glasses, mugs and crockery, corkscrew & bottle opener, etc are also supplied for your convenience. We also provide milk and a loaf of bread to get you started and some delicious home made treats to welcome you to your 'home away from home'.
There is a shower room with dual head shower, sink and toilet and mirrored wall cabinets. Fluffy white bath sheets, hand towels and face cloths are also provided, along with soap, hand and body lotion, shampoo, conditioner, shower gel, toilet rolls, tea towels, washing up liquid and dish cloths. There is also an iron, ironing board and hairdryer.
The home is light and airy with a country cottage warm, cosy feel. There are bedside table lamps and twig and fairy lights which offer soft, ambient lighting. There is an open staircase off the ground floor room which leads to an even larger, more impressive living space, with plenty of comfortable sofas, cushions, side tables, touch lamps, an antique novelty chess set, large 40" TV on the wall offering Freeview Channels and a dvd player.
The upstairs living area is plenty big enough for 2 double electric air mattresses which are available for use upon request and subject to prior approval, (we can provide additional bedding and pillows). Please note however that due to the size of our electric hot water cylinder it MAY be necessary to stagger showers if there are more than 2 adults staying. There MAY not be sufficient hot water for more than 3 showers immediately after each other so MAY need to allow time for the hot water to reheat.
We have added several new luxurious throws for if you fancy snuggling up and watching TV, relaxing with a book or even playing a game of cards (a selection of games, books and dvds are provided and you are free to use these).
To help you plan your stay and make things a little easier, we have gathered together a wide selection of information leaflets for the various tourist attractions in and around York, bus and train timetables, local maps, theatre schedules, ideas for day trips, places to hire bikes, where to eat out etc.
This upstairs living room has 2 velux windows and a lovely sash window which let the light flood in and overlooks a grassy paddock. (If you are lucky you may even spot a deer grazing!). You can enjoy complete privacy in this room as it is not overlooked.
There are also a couple of beanbags. This is a great place to chill out and relax after a busy day. The rooms are heated by electric convector heaters which will be on a timer but can easily be overridden if necessary.
Please note that there is a fitted smoke alarm and a carbon monoxide alarm for your safety and peace of mind.
This is a comfortable and inviting home where you will be able to retreat to and relax in, away from the hustle and bustle of life whilst enjoying the absolute peace and quiet and star filled night skies of the countryside yet be in the centre of beautiful, historic York in no more than 15 -20 minutes.
Our home is just one of 3 detached houses which share a Private Drive, overlooking a paddock, so we are delighted to offer a peaceful, quiet location without traffic or passersby. The village of Appleton Roebuck is right in the heart of farming country and there are plenty of places to walk or cycle right from your doorstep. There are no shops in the village but a lovely old church and 2 country pubs within walking distance, both of which serve food - The Roebuck Inn and The Shoulder of Mutton on a traditional village green.
The village of Bishopthorpe is only 7 minutes away by car and there you will find more great pubs, a newsagent, Post Office, Co-Op, Chemist, bakeries, tea rooms, hair dressers, Fish & Chip Shop, and cash points. You can park by the river there and take a water taxi into the city centre of York during the summer months if you fancy something a bit more leisurely. There is a Tesco Superstore a couple of minutes further on from there, petrol stations and a Park and Ride which operates until 10.20 pm. The neighbouring village of Acaster Malbis has a beautiful traditional riverfront pub overlooking the river Ouse where you can enjoy a home cooked meal or just relax with a drink outside whilst watching the boats go by. Copmanthorpe is another village only a few miles away which has several Take Away restaurants which also offer home delivery if you just want a quiet evening in. There is a McDonalds and Scott's Fish and Chip Restaurant 5 minutes drive from us, at the exit from the A64 which brings you to our home.
York itself is quite a small city and you can walk almost everywhere. The centre itself is beautiful, full of character with many historic and quaint and quirky buildings, snickleways and cobbled streets . York is relatively small and compact with all of the history 'just around the next corner'. There are so many things to do, enjoy and see in York - the famous 14th Century cathedral, York Minster, with its magnificent history and architecture, the city walls which allow you to walk around the entire original city itself, gaining a birds' eye view of some amazing places you would never normally see! The wonderful cobbled streets of York - the most well known being The Shambles with its traditional sweetie shops, gift shops and tiny quaint shopfronts, the Yorvik Centre, York Dungeons, the Castle Museum, Clifford's Tower, the Museum Gardens, The National Railway Museum which offers FREE ENTRY plus steam train rides, many outdoor events such as the Shakespeare Rose Theatre from 25 June to 1 September, the York Food and Drink Festival from 20 September - 29 September, the Christmas markets and St. Nicholas Fair from 14th November - 22 December, river trips along the river Ouse, fun and spooky ghost walks around the historic streets at night time.
There are fabulous photo opportunities around every corner as York is steeped in history from throughout the ages. There are countless pubs, bars, restaurants, outside cafes and riverside restaurants, tea rooms (including the world famous Betty's Tea Rooms), tempting bakeries, open top bus tours, 2 Theatres, Ten Pin, cinemas, swimming pools nearby, city centre shopping or for those who prefer outlet shopping there is York's popular Designer Outlet McArthur Glen just 10 mins away.
York is of course renowned for its great horse racing events - the biggest of which is the Yorkshire Ebor Race Meeting to be held from Wednesday 21 - Saturday 24 August 2019. We are in a great location for those wishing to attend any events held at the York Racecourse.
If you prefer something quieter and more restful, how about a trip to Studley Royal, Fountain's Abbey or Bolton Abbey, both less than an hour away, and all of which have spectacular ruins and grounds for walking, picnicking and seeing the herds of deer that roam freely. There is so much to do and see that you will not have time to sleep!
