GENERAL TERMS AND CONDITIONS

These terms and conditions MUST be signed in accordance with the payment of your initial deposit. Failure to do so will mean the immediate release of your booking.

1. Guests: Each flat was assigned a maximum number of residents that may not be exceeded for any reason. In the case that more guests are staying in the apartment than paid for and stated in this contract and without prior notice to Barcelona Best Services, tenants will be immediately removed from the facilities without means of reimbursement of the total amount paid including the security deposit. Visits and gatherings of people not staying in the apartment are strictly prohibited.

2. Parties: parties in the apartment and communal areas are strictly prohibited and will result in the immediate expulsion from the facilities without reimbursement of the total amount paid including the security deposit. In the case that the guests are permitted to continue in the flat, the original security deposit will not be refunded and a new deposit of 1,000 € will be charged on the client’s credit card to guard against further infraction which may or may not be refunded depending on the severity of the case. Gatherings on the terrace are prohibited after 22.30h. (*Parties are defined by but not limited to: damages, complaints, noise, vomits, littering, etc.)

3. Film: Is it strictly prohibited filming inside or in the terrace of the apartments for commercial use without authorization by Barcelona Best Services and is punishable by expulsion with a fine.

4. *Swimming Pool (for the apartment that has swimming pool): swimming pool is communal. Proper poolside behaviour means respecting the presence of others, guarding against littering and withholding from general bothersome behaviour. The presence and consumption of beverages, food or cigarettes within the vicinity of the swimming pool is prohibited and is punishable by expulsion from the apartment or a fine. The swimming pool is open from 9am until 9pm. *Tennis: There is a timetable to book the field; it’s open from 10h to 21:30h. (*when applicable)

6. Complaints: In the event that a neighbour issues a complaint against the guests of a specified apartment for having acted with outward disrespect for the greater residential community, Barcelona Best Services reserves the right to expel the guests from the apartment immediately without means for reimbursement of the total amount paid including the security deposit.

7. Cleaning: The cleaning fee includes a change of towels and linens after departure. Clients are expected to leave the flat clean. Dishes, kitchen utensils and other apartment supplies should be cleaned and put away. Dirty areas must be swept. We will charge an additional fee for damaged towels and sheets (10 € big towels and sheets and 5€ small). Barcelona Best Services will charge an additional apartment cleaning fee if this condition is not met by the clients.

8. Utilities: All utility costs are included in the rental fee of the apartments, i.e. gas, water and electricity. However, if there is excessive usage of the utilities, especially with regards to elecrticity, we will need to recover these costs after departure. For this reason we recommend that you turn off all electrical appliances and lights when you are not in the property and that you do not have windows open when the heating or cooling systems are in use.

9. Liability and Damages: I (the customer) shall be liable for damages caused by me or any of my guests to the apartment or communal area (including but not limited to swimming pool, paddle court, lobby and apartment). I take responsibility for my personal use of the apartment in the case of, but not limited to, a *reduced ceiling or ladder present. I accept that the use of the objects in the apartment is at my own risk. (*when applicable).

Il s'agit d'une agence privée. Aucune Rosa bien sûr… On m'a vendu 2 appartements distants de 10 min à pied au lieu d'un grand logement pour 12. Et je m'en suis aperçu seulement la veille du départ, lorsque l'on m'a appelé pour la remise des clefs! L'annonce et surtout la facture R BnB ne spécifiaient absolument pas cela. J'ai donc la désagréable impression de m'être fait avoir.... Logements correct sinon, mais très chers (vieux).

I rented five apartments simultaneously from Rosa. The apartments that I rented at the end of this review. We rented 5 apartments because I had a group of 15 folks going to Barcelona. We came to Barcelona during the busiest time of the year and as such, were charged very high fees. In a nutshell, the apartments were not worth the amount that we were paying, but I think that they would be worth it for a lower rate. PROS Service from the host is very responsive. The host runs a management company and rents out her own as well as other owner's apartments. The reps are friendly, professional and responsive. Josh hailed from England and was wonderfully responsive. Rosa offered us five free taxis from the airport (one for each apartment) which is a wonderful service to not have to worry about being gouged by illegal taxis in a foreign city, nor have to worry about exchanging money nor having to bring a map to direct the taxi where they are going. The apartment that I stayed in was the largest one that Rosa had https://www.airbnb.es/rooms/5645788. The photos are very accurate to the apartment that you will get. CONS: The apartments were not well cleaned. In Apartment 4, for example, the floors were so dirty, that one of the members of my group actually went out to the market to buy cleaning supplies. She showed me a white towel that she rubbed against the floor and it was black. The apartment I stayed in was similar. Although it was neat, each apartment could use a deep cleaning including a scrubbing of the floors, walls bathroom and kitchen. Apartments are not well-equipped. The apartment that we stayed at was supposed to sleep 12. There were not sufficient dishes, cups or bowls for 12 folks. Unfortunately Apartment 2 was unavailable for us to rent due to a gas leak. Apartment 1 and 2 were in the same building and Apartment 1 was a one-bedroom. Since Apartment 2 was unavailable, the woman we had staying in Apartment 1 was reluctant to stay alone in the building. So we moved all of the folks in Apartments 1 and 2 into Apartments 3, 4 and 5. Originally each member in my group had their own bedroom and now we needed to double up, which was inconvenient but we could live with it. When I tried to reach out to the management company and to Rosa, they were unwilling to refund us any money. After some emails, I understand that they were willing to give us a refund for Apartment 2 but not for Apartment 1. I told them that although they were not responsible for us deciding to no longer rent Apartment 1, that the situation that we were not responsible for caused us to change our circumstance. AirBnB interceded and refunded us back for both apartments - so kudos to AirBnB. As mentioned above, I think the apartments would be worth anywhere from...

Hi Alistair, Firstly, thank you for taking the time to compose and leave your review, I view all customer feedback as invaluable. It is true that our prices for the period of the World Mobile Congress and higher than the rest of the calendar year. This is the same with all of the touristic services in Barcelona from apartments to hotels and even taxis. Whilst mentioning the topic of taxis, I’m pleased to hear that you appreciated the free services provided by us which, as you stated, relieves the hassle of having the arrange this on your own in a foreign city and at the risk of being “conned”. Furthermore, it pleases us greatly to hear that you were content with the overall service with regards to the general correspondence concerned with your booking. I would like to answer your comments regarding the overall cleanliness of apartment 4. I of course, fully take on board the points raised, however during the check-in process, no complaint was raised, nor at any time throughout your stay and thus, we were not in the position to resolve this. All of the issues that were raised such as the need for extra towels and bed sheets; were highlighted and responded to accordingly within an hour or less. I would like to take this opportunity to once more assure you that all of our apartments are subject to a thorough clean in between clients and were surprised to hear that you found them in such conditions as stated. Surrounding the gas leak in apartment 2; I’m sure you are in accordance with the fact that this is an incident that happened which is far beyond our control and would have been, to say the very least, dangerous to host clients in a property that smelled strongly of gas on the morning you were due to check-in. This having been said, we quickly adapted to the situation; notifying you as soon as was possible and latterly offering 2 alternative apartments. Once these alternatives had been rejected by your party; we were in absolute agreement that the full cost of this apartment would be refunded. Finally, I understand that the client from apartment 1 wished to change to stay with her colleagues, however from the very start there was only ever to be 1 client alone staying in the property and thus we find it difficult to understand how we could be culpable and furthermore, obliged to give a full refund of this second property on top of the full refund agreed for the affected apartment of the gas leak. I would like to once more enforce the point that everything was done to accommodated you and your group and many benefits enjoyed; such as the complementary 5 taxi services (and 2 extra) covered by us, plus 3 extra nights at an even further discounted price (aside from the original nights booked) in apartment 5 and a free night in apartment 4. Whilst once again, I would like to state that we appreciate you leaving a review in this manner; as a matter of courtesy we did try to meet face to face whilst you were still in Barcelona to discuss the matters at hand, especially those concerning finance however when we arrived to meet you were unavailable an thus we were left with just email communication from therein which we view as rather impersonal, especially regarding such issues as those at hand.

The apartment was fine - clean, well located, someone to meet us in schedule etc. However, it was not what I expected. The listing in the Airbnb site actually covers 4 separate properties so be aware, what you see is not what you get! I specifically asked for 7 bedrooms but the apartment had 7 beds but only 4 rooms. The group with me was not able to share and due to the fact that the other 3 apartments were full I had to book rooms in a hotel. The added expense was not welcome. I was also disappointed that the staff managing the property didn't seem to care about the problems I was facing. Probably my worst Airbnb experience.

Hi Tim, Firstly, I am glad that you were happy with the service regarding check-in as this is very important to us as a company and I can assure you that all the staff care greatly about any problems faced by clients. Regarding the apartment itself, you received the exact same property that you booked, you specified that you required places for 7 guests and the apartment was prepared with 7 beds, 7 sets of towels, all as requested. Whilst understanding your grievances, I must point out that the fact that the other 3 central apartments were full, is not an error on our part as you received exactly what you booked and when you expressed your interest to relocate, our staff tried everything possible to accommodate this however there was simply no room.
