Recently extended and remodelled, this beautiful contemporary garden flat is situated on the ground floor of a three storey Victorian end-of-terrace house on a typically leafy north London residential street. Filled with natural light and ten-foot ceilings which give a spacious and airy feel, it is laid out in a semi open-plan format centred around a bespoke hardwood kitchen with solid maple worktops and a stunning Lacanche range cooker. The kitchen features a double butler sink, integrated fridge/freezer, dishwasher and filtered water tap. Guests are encouraged to make full use of the available appliances, crockery and cutlery.

In the living room, there are two comfortable 2-seater sofas and a 42" flat screen TV with SKY (all channels incl. sport and movies), Netflix and Amazon Prime. There is a cosy woodburning stove for the winter, for which a bag of firewood will be provided. The living room looks out onto a lovely hardwood decked courtyard which is a real sun-trap and is planted with winter and summer jasmine. Enjoying a morning coffee out on the oak bench as the sun comes up is a truly lovely way to start the day.

The flat has one large master bedroom with fitted wardrobes in which plenty of space is available for hanging clothes. The room has large bay windows which allow plenty of daylight in.
The smaller second bedroom can be configured as a single or double bed and also comes with a chest of drawers and hanging rack unit for clothes storage. This room has a large velux window and patio doors leading to the rear garden. The second bathroom is adjacent to the bedroom and can be viewed as a suite in its own right.

The rear garden is spacious and secluded and features a York stone patio with solid teak patio furniture, a BBQ area and an outdoor kitchen which guests are welcome to use. The garden is dominated by a large fig tree which provides shade and privacy, and there are also a number of other mature trees, plants and shrubs to the rear.

Other points to note:

There is a superfast 108mbps wifi connection throughout the flat.
The laundry room is located downstairs in the cellar and is accessed through the living room.
We have a crib and a toddler bed which can be provided free of charge upon request.
There are velux windows in nearly all rooms and these are electronically operated with a remote control.
We have an off-street parking space for one car which guests are welcome to use. This is a real rarity in Zone 1-2 and makes renting a car much easier.

Situated in a leafy part of north London with Stroud Green, Crouch End and Finsbury Park all within walking distance. Haringey (rail/bus), Crouch Hill (rail/bus) and Finsbury Park(rail/bus/tube) are the nearest transport hubs, providing fast and regular transport to all corners of London. Oxford Circus is 15 mins away on the Victoria Line.

Within 3mins walk is a Londis mini-supermarket, known affectionately as 'The Harrods of Haringey' for its extensive selection of organic groceries, huge range of craft beers and other boutique products. Immediately next door is a gym and wellness centre, a beauty parlour and an excellent all-day bistro called 'The Goods Office' serving great brunches, seasonal produce and a daily small plates menu in the evening.

Within 10 mins walk is Stroud Green Road which features a wealth of superb cafes, restaurants and shopping boutiques. Special mention has to go to Pappagones, the pizzeria and ice-cream parlour which is constantly busy and something of an institution. The Brave Sir Robin on Crouch Hill is my favourite pub in the area and has a vast range of expertly curated local craft beers, ales, ciders and wines (thankfully non-local), as well as a superb Scandinavian inspired menu served by Kjöt and Eldur. Try the Chicken schnitzel with sauerkraut, fries, caper and anchovy butter - it's amazing!

Other highlights are Season Kitchen which is a beautiful and intimate neighbourhood restaurant serving modern European food, and Deli at 80 which serves lovely sandwiches, cakes, quiches and more. Common Ground is the place for a barista coffee. Itto (Japanese), Que Me (Vietnamese), Granary Cafe (Thai), Cottage Cafe (Lebanese), Osteria Tufo (Italian trattoria) and Jai Krishna (superb south Indian) provide high quality options to suit any palate.

Stroud Green also has a large Tesco for comprehensive grocery shopping.

Further afield is Crouch End Broadway (15 min walk) which has even more restaurants, cafes and typical high street shopping facilities.

Finsbury Park with its boating lake, sports fields and large kids playground is approximately a 5 min walk, whilst jogger's paradise Parkland Walk, a disused railway line repurposed as a nature trail and hidden oasis spanning 4 miles from Finsbury Park to Highgate Woods, is just 1 min from the front door.

The smaller Stationers Park in Crouch End is a 5-10 min walk up the hill and contains a brand new kids adventure playground park.

Highgate woods and Hampstead Heath are also nearby, reachable within 20 mins on public transport or within 10 mins by car.
