House Notes South Seas Beach Villa


Beach Villa 2223 is located in the 2200 building in South Seas Plantation, Captiva Florida. Make the second left after the guard house to enter the parking lot and turn left at the end when you see the building in front of you.

YOU CAN use the pool, the chairs at the pool, and the beach. HOWEVER you will need to bring beach towels from the room, and get the beach chairs from the storage locker on the ground floor behind the unmarked door to the right of the elevator when looking at the building from the parking lot. LOCKER COMBINATION IS TC-66 (you need the “-“ in there) The key to the outer door will be hanging in the kitchen and marked “owner’s locker”. DO NOT LOSE OR LEND THIS KEY! The door, and the locker door, MUST be shut and locked each time you leave the owners storage area! You can use the tennis courts, but you must register at the tennis pro shop and pay a fee (all guests pay a fee). The fee is $15.00 for adults and 10.00 for children (under 18). The beach chairs we provide save you $65 per week and that is if you only get two chairs and an umbrella that persons not renting from me outside the resort usually do not provide. I provide these beach items so that my guests can save money. If something happens to them let me know since if they break they will not be available for the next guest. If they do break you must report this so I can have them replaced. You do NOT need to replace them but you will be billed for the replacement of any broken items. I do not guarantee that the umbrellas will be in working order only the chairs I have had too many guests not be honest about breaking them and can no longer guarantee they are not broken or damaged.

YOU CAN go to all the businesses outside the gate, (Starbucks. And etc.) as well as Doc Fords restaurant adjacent to the entrance to SSP very close to the unit you are in well within walking distance.

You WILL NOT be able to use any of the SSP amenities since you are not a SSP guest. This includes but not limited to: riding the trolley, you can not play on the golf course, you can not use the gym, you can not use their beach chairs or their beach towels. You cannot buy anything at the stores in the resort as they do not take money, only South Seas Room charges.

Trash bins are under the building to the extreme right when looking at the building from the parking lot—sort of go underneath the right hand set of stairs and you will see them.

There is a barbeque at the pool that you are welcome to use, and barbeque equipment is in the kitchen. This is at the pool that you see right outside the screen patio.

We stock beach towels with our linen set up. You get beach towels in the unit There are washer/dryers on the ground level, and you should bring LOTS of quarters for them! $2.50 per wash $2.50 per dry. This is a CONDO unit so you will NOT have linen changed, or towels during your stay unless you ask my concierge to do so at an extra charge to you. Some laundry soap is provided in the “starter” set of all paper products, soaps, etc. on your check in.

Please do not remove anything from the unit.

Phone and Internet
The phone is for local and long distance calls for the US ONLY NO 900 calls. So long distance in the US is fine and is part of your rental.

There is FREE wireless in the unit use
There are extra pillows and blankets in the master bedroom closet at least this is where they are usually left (for the day bed upstairs) but if you cannot find then check in the downstairs bedroom closet sometimes they get moved by the prior guest.

There are a couple of iPhone docking stations in the unit.

ALL the remotes are clearly marked which room and which device they are for. There are extra batteries, as well as flashlights, first aid kit, cards, pens, paper etc., in the drawer across from the refrigerator.

The kitchen is fully equipped with pots, pans, utensils, microwave, toaster, coffee pot, refrigerator/freezer with ice maker, dishwasher, and disposer.

The manuals for all the stuff is in the bottom drawer under the living room TV.

PLEASE turn the AC off if you have the sliders open.

There is a mini vacuum, as well as mop, broom and pail to help keep the place clean located in the within bedroom closet. Iron and ironing board in the master bedroom closet.

In the owners locker downstairs you will find beach chairs, an umbrella (not guaranteed). I am there frequently to check to make sure they are being returned but not all the time so return them for the next guest if you do not the next guest will not have use of them and that is not being a good renter on your part), lots of sand toys if you have and kids with you, and a cooler to bring drinks to the beach. All these things are clearly marked “BV2433” and MUST be returned to the locker, CLEANED, the way you found them for the next guest please! Key to the locker is on the refrigerator, and the combination to the locker is TC-66. BE SURE TO LOCK THE LOCKER AND CLOSE THE OUTER DOOR TO THE STORAGE AREA.

Shopping:

Once at Captiva, you are far from all reasonable shopping. On Sanibel (a 15 to 20 minute drive from Captiva) there is BAILEYS which is a liquor store, hardware store, super market deli. Great spot with excellent selection. Turn at the Speedway gas station and just after Periwinkle it is on the side of the road next to the movie theater.

There is also Jerry’s on Periwinkle. There is a CVS just up from the Speedway station. Believe it or not, gas is CHEAP at the Speedway station too. It is for sure the best place to fill up.

The Island Store on Captiva has some Groceries, beer wine, liquor, fresh produce, health and beauty aids, and suntan products. 239 472-2374 11500 Andy Rosse Lane, Captiva Every day 8am to 6pm Holidays may differ

Our favorites are:

The Sunset Grill--very close to the Mad Hatter. Extensive menu, casual-nice views of the sunset as the name implies!

Breakfast—DO NOT MISS—“Over Easy Café” across from Bailey---THE BEST cinnamon and Orange breakfast buns!!!! Everything is excellent. Breakfast and lunch only. It is a bit of a drive but it is worth it !!

The Green Flash---http://www.greenflashcaptiva.com/menus.php The Green Flash sandwich for Lunch is great, the motzarella appetizer is hand made not the frozen nasty kind plus the marinara dipping sauce that comes with them is also very good. Also for lunch the crunchy grouper sandwich is very good. They also have the crunchy grouper for diner and it is delicious it comes with spinach and a potato. The bread that is served with dinner is also very good. The view is great. We like to sit at the bar, but table service is fine also.

Island Pizza is great they have a cheese filled crust option which is very good.

We actually stay in ALL of our units during the year, and we know what it is like to stay in a unit that is WELL equipped and one that is sparse. We try very hard to make sure that our units are among the VERY BEST at each resort, not only as to their location, but also their up keep, finishes, TV’s and electronics, linens, etc. We are FUSSY folks who are willing to pay a little more, but we want the best. We have tried to provide this for you too and hope we have succeeded.

At the above web site, you can see our other units here at SSP, as well as our Vermont mountain units many of which are Ski in units, and our fabulous Beach House on Cape Cod. We also now own 8 total beach villas at south seas. Plus a lovely unit in St Maarten (in the Caribbean).

Just so that you have an idea, unit 2516 would sell for over $500,000.00 in today’s market! These units were $750,000.00 at the height of the market in 2007. Our 2 bedroom loft unit at SSP (unit 2532, 2433 and 2533 on the website) is close to $800,000.00 today, and was well over a million at the height. Unit 2238 our three bedroom is close to $900,000 today and was well over 1.4 million at the height of the market.

You can pay lots less and NOT be on the water, but why come here if you are not going to DO IT RIGHT? ALL our SSP units are right here in the Beach Villa Complex which we feel is he best place on SSP. That is our feeling on all the units we own, and we hope you will take a look at the website, and inquire on any of the other units you see that may be of interest. Location, Location, Location and Luxury Linens etc.

THIS IS LEGALLY BINDING CONTRACT. IF NOT UNDERSTOOD, SEEK COMPETENT LEGAL ADVICE
VACATIONS/RECREATION LEASE

Landlord, Kim Dennis and Name of guest; WITNESSTH, that the LANDLORD hereby leases to the TENANT, and TENANT leases from landlord, the premises located at: South Seas Beach Resort Beach Villas unit 2223 Captiva FL 33924. The TENANT acknowledges that Occupancy for said property is limited to 4 adults as per fire code you have paid for 2 persons in the unit.

This lease shall begin on arrival date at 4pm. The lease shall end departure date at 10:30am failure to vacate the premises by the aforementioned time is a violation of this lease and a charge will be assessed depending upon when you vacate the property; unless prior arrangements have been agreed to and stated above. Holdover rental rate will be at the rate of $3500.00 per day plus tax (if you do not let me know ahead of time that you wish to extend your rental and refuse to leave).

The TENANT agrees to pay total pricing was due to AIRBNB at time of booking plus any airbnb service fees they charge the balance is due 60 days prior to arrival in the amount of $airbnb will request the payment from you. A security deposit of $500 is required and refunded by US mail within 7 business days and must be paid by check regardless of the payment method; any monies that need to be collected by credit card incur 4% convenience fee if it is a US based card and 5.7% in fees for foreign card; which includes for the rental dates above: all linens for the beds, towels, hand towels, toilet paper, washcloths, shampoo, bar soap and all taxes, cleaning upon departure, and service by my concierge for key pick-up/drop off and handling of any issues/concerns or emergencies. Please note there is not daily cleaning service for this rental unless you pay for the optional full housekeeping service if you would like that option let me know. The rental will be cleaned and provisioned as stated above upon arrival and cleaned upon departure.

The LANDLORD hereby notifies the TENANT that the agency below is the authorized to receive notice of violations of law and to accept service of process on behalf of the OWNER and further that RE/MAX of the Islands shall act as local Captiva, FL concierge during this rental providing check-in/out including delivery of the keys for the property, as well as providing any emergency services on behalf of the landlord during the term of this lease, below is also the check in address.

The undersigned parties hereby agree as follows:
1.No animals, birds, or pets of any description shall be kept in or upon the leased premises, this is a violation of the contract with the association. (Only owners are permitted to have pets on the premises per Condominium regulations.)
2.The TENANT will be responsible for all damages or breakage and/or loss to the premises, except normal wear which may result from occupancy.
3.The TENANT shall leave the house in a clean and orderly condition.
4.If the TENANT defaults and/or otherwise fails to comply as regards to any item in this lease, the TENANT agrees to vacate said premises upon receipt of proper notification from the LANDLORD and/or the above mentioned local agent (RE/MAX of the islands) and forfeit all remaining rental monies.
5.The TENANT will be in violation of this lease if state or local police, or other law enforcement officials, are called to the premises for noise complaint, or any civil or criminal violation.
6.The TENANT agrees to allow the LANDLORD or his agent to enter and view the premises with reasonable notice to the tenant:
a.to inspect the premises
b.to make repairs thereto
c.pursuant to a Court Order, and
d.to protect the premises if it appears that the said premises have been abandoned by Tenant
7. The LANDLORD and the TENANT agree that should the premises be destroyed by fire or other casualty so as to become unfit
for human habitation that the lease shall thereby be ended, with refund to the TENANT for any rent item unused prorata.
8. The LANDLORD agrees to keep his property in good repair and to supply fixtures and households furnishings, equipment or
other personal property only as represented at the time of the rental.
9. The purpose of this lease is a vacation rental. LANDLORD is not responsible for refunds due to a natural disaster or anything out of the LANDLORDS control including but not limited to
temporary interruption of utility services, electric, water, sewer, internet, phone, TV and etc.
10. In the case of cancellation, the rental monies are not refundable unless, after reasonable efforts on the part of the landlord to re- book the cancelled date(s), the unit is in fact re-booked, in(URL HIDDEN)which case the refund shall be the monies received less 1) a $100 booking fee and 2) the difference, if any, between the original rental price minus the re-booked rental price. Reasonable
efforts shall mean the re-listing of the unit on the same listing site or service as the tenant used to book the unit. My rental properties are clean and well maintained. We believe tha(URL HIDDEN) our pictures are extremely representative of the unit you will occupy. If you would like other pictures or a further description of the property let me know, if in doubt please ask for further
clarification on the property. Lost keys are charged at $40 each.
12. Smoking is not allowed inside the premises (If you do smoke in the condo there will be a $800 charge to clean the unit)
13. Payment is due as stated above.
All monies once paid are non-refundable unless the unit is rented for the same amount for the same time period. Then there is only a processing fee of $200.
14. No security deposit is required if you are a previous renter in good standing if you are not a previous renter a $500 security deposit is required. The unit is expected to be left in a condition for which there are no broken, damaged or items taken from the unit. Also if there is additional cleaning necessary above the "normal" cleaning you will be charged $35 an hour for the cleaner. Deductions from the security deposit will include but are not be limited to: broken or damage items, items taken from the unit or extra cleaning above a "normal" clean. I also may collect from you above and beyond the $500 security deposit for anything costing above $500 security deposit.
15. Venue: If any controversy or claim rises out of this rental agreement or the breach thereof the rental agreement shall be governed by and construed and in accordance with the internal laws of The State of Florida (Miami Dade County). and the parties hereto agree that any legal action in connection herewith by either landlord or TENNANT shall be venued in The State of Florida (Miami Dade County).

I also understand that if any additional cleaning is required above and beyond a "normal" I will be charged or will be taken against the security deposit at $35 an hour. I may be responsible for damages/items taken or extra cleaning required above and beyond the security deposit if a deposit is required and if no deposit is required I also may be responsible for any and all damages/items taken or extra cleaning required and will be notified if additional monies are owed. Any damages from previous guests must be emailed to me within 4 hours of arrival.

YOU CAN USE THE FOLLOWING:

3. All pool chairs, loungers and tables at the 3 condo pools since I own in all 3 associations
4. Tennis pay for play just as you would at the resort as of this moment it is $18 per person per day. Rates subject to change by the resort
5. All my beach items to include chairs, cooler and sand toys.
6. You may eat at Doc Fords and pay with a credit card but there are so many off site restaurants (walkable and others by car) not sure why one would eat at south seas but yes you can eat at Doc Fords.
7. You can rent bikes, golf carts and other items of interest with local providers that are less expensive than you would pay with the resort. The trolley is not accessible
8. Daily housekeeping can be arranged at an extra cost.

YOU MAY NOT PURCHASE THE "PASS" OF $18 PER DAY PER PERSON PLUS TAXES IS YOU RENT WITH ANYONE ON (SENSITIVE CONTENTS HIDDEN). If you book with the resort this is a "hidden" fee you get at the end of your stay for the use of the pool you have stated and to pay to use the golf and to pay and use the ice cream place as well. There are so many closer nicer lower priced restaurants and ice cream places you can go to just outside the gates and since the beach villas are at the entrance it is walking distance to all of them.

You will pay much higher rates with the resort especially after the high fees plus you cannot guarantee an end unit like my three bedroom or any two bedroom loft units if you book with the resort.

It is on the left (South) end of the building on the second floor (really the third floor as the ground level floors do not count there). Take the elevator to the 2nd floor, exit left, and follow to you see the door marked 2223.

To enter South Seas Plantation, just give your name and unit number to the guard at South Seas guard gate they will have the name the unit is booked under.

As our VRBO and AIRBNB listing clearly indicates, your are getting a condo unit (All the units at SSP are condo units) that is NOT in the resorts rental program.

YOU CAN use the pool, the chairs at the pool, and the beach. HOWEVER you will need to bring beach towels from the room that are provided these are left in the condo dirty upon departure. Get the beach chairs from the storage locker on the ground floor behind the un marked door to the right of the elevator when looking at the building from the parking lot. LOCKER COMBINATION IS TC-10 (you need the “-“ in there) and you will get a key to the exterior door with your unit key. The door, and the locker door, MUST be shut and locked each time you leave the owners storage area! You can use the tennis courts, but you must register at the tennis pro shop and pay a fee (all guests pay a fee). The fee is $15.00 for adults and 10.00 for children (under 18). The beach chairs we provide save you $75 per week and that is if you only get two chairs and an umbrella. I provide beach items so that my guests can save money. If something happens to them let me know since if they break they will not be available for the next guest. I DO NOT GUARANTEE the umbrellas too many people have recently ended up breaking them and do not report it so due to that fact I say if they are there then use them if not well then, I cannot do anything about it. I replace 75 umbrellas a year due to guest damage and negligence.

YOU CAN go to all the businesses outside the gate, (Starbucks. And etc.) as well as Doc Fords restaurant adjacent to the entrance to SSP very close to the unit you will be staying in and well within walking distance.

You WILL NOT be able to use any of the SSP amenities since you are not a SSP guest. You cannot ride the trolley, you cannot play on the golf course, you can not use the gym, you can not use their beach chairs or their beach towels. You cannot buy anything at the stores in the resort as they do not take money, only South Seas Room charges. You can eat at Doc Fords and pay with cash or credit card they are located inside the resort but you can dine there.

Trash bins are under the building to the extreme right when looking at the building from the parking lot—sort of go underneath the right hand set of stairs and you will see them.

There is a barbeque at the pool that you are welcome to use, there is gas provided and there are two BBQ areas; the barbeque equipment in the closet in the kitchen. This is at the pool that you see right outside the screen patio. There are loungers, tables and chairs for your use at the pool. You have access to everything at all 3 pools in the beach villas location.

There are washer/dryers on the ground level, and you should bring LOTS of quarters for them! $2.25 per wash $2.50 per dry. This is a CONDO unit so you will NOT have linen changed, or towels during your stay unless you ask for these special services which can be arranged at an extra charge to you. Some laundry soap is provided in the “starter” set of all paper products, soaps, etc. on your check in.

Villa 2223 is very well equipped. There are two flat screen TV’s, each with DVD players. One has a VHS unit too. The living room TV will also accommodate HDMI inputs, and RCA inputs for games etc. There is a selection of DVDs, VHSs, and books in the master bedroom in a cabinet that is marked accordingly. Please do not remove them from our unit! I have provided candles in the unit located in various places throughout the unit.

The phone is available for use and long distance is free if in the USA.

There is FREE wireless in the unit., AND the password is written in the closet by the modem/wireless unit. Access code is v2223+cap.

Most of the lights are on dimmers—you will see a green LED light and a slider dimmer control. Green means the dimmer is off—push the button to turn it on, LED goes off, then you can control the lights with the slider.

There are extra pillows and blankets in the master closet, and you will see a sheet set for the sleeper sofa on the sleeper sofa that is usually left on the sofa in plastic wrap.

The kitchen is fully equipped with pots, pans, utensils, microwave, toaster, coffee pot, refrigerator/freezer with ice maker, dishwasher, and disposer. You will need to bring your own coffee filters the round type.

There is a dispenser in the shower with body wash, shampoo, and conditioner for your use.

PLEASE turn the AC off if you have the sliders open.

There is a mini vacuum, as well as mop, broom and pail to help keep the place clean.

In the owners locker downstairs you will find 4 nice beach chairs, some sand toys if you have and kids with you, and a cooler to bring drinks to the beach. All these things are clearly marked “2223” and MUST be returned to the locker, CLEANED, the way you found them for the next guest please!. There also may be umbrellas in the locker as well but I do not guarantee them.

Shopping:
Once at Captiva, you are far from all reasonable shopping. On Sanibel (a 15 to 20 minute drive from Captiva) there is BAILEYS which is a liquor store, hardware store, super market deli. Great spot with excellent selection. Turn at the Speedway gas station and just after Periwinkle it is on the side of the road next to the movie theater.

There is also Jerry’s on Periwinkle. There is a CVS just up from the Speedway station. Believe it or not, gas is CHEAP at the Speedway station too. It is for sure the best place to fill up.

Our favorites are:

The Sunset Grill--very close to the Mad Hatter. Extensive menu, casual-nice views of the sunset as the name implies!

Breakfast—DO NOT MISS—“Over Easy Café” across from Bailey---THE BEST cinnamon and Orange breakfast buns!!!! Everything is excellent. Breakfast and lunch only. It is a bit of a drive but it is worth it !!

The Green Flash---http://www.greenflashcaptiva.com/menus.php The Green Flash sandwich for Lunch is great, the motzarella appetizer is hand made not the frozen nasty kind plus the marinara dipping sauce that comes with them is also very good. Also for lunch the crunchy grouper sandwich is very good. They also have the crunchy grouper for diner and it is delicious it comes with spinach and a potato. The bread that is served with dinner is also very good. The view is great. We like to sit at the bar, but table service is fine also.

Island Pizza is great they have a cheese filled crust option which is very good.

We actually stay in ALL of our units during the year, and we know what it is like to stay in a unit that is WELL equipped and one that is sparse. We try very hard to make sure that our units are among the VERY BEST at each resort, not only as to their location, but also their up keep, finishes, TV’s and electronics, linens, etc. We are FUSSY folks who are willing to pay a little more, but we want the best. We have tried to provide this for you too and hope we have succeeded.

At the above web site, you can see our other units here at SSP, as well as our Vermont mountain units many of which are Ski in units, and our fabulous Beach House on Cape Cod. We also now own the unit right next door, 2224 which is an ELEGANT 2 bedroom 2 bath unit COMPLETELY remodeled and almost too elegant for the beach!

Just so that you have an idea, unit 2223 would sell for over $500,000.00 in today’s market! These units were $750,000.00 at the height of the market in 2007. Our 2 bedroom loft unit at SSP (unit 2532 on the website) is close to $800,000.00 today, and was well over a million at the height.

You can pay lots less and NOT be on the water, but why come here if you are not going to DO IT RIGHT? ALL our SSP units are right here in the Beach Villa Complex which we feel is he best place on SSP. That is our feeling on all the units we own, and we hope you will take a look at the website, and inquire on any of the other units you see that may be of interest. Location, Location, Location and Luxury Linens etc.
