You will love staying in the luxurious Regency splendour of Sussex Square - famous residents include Lewis Carroll, who wrote parts of Alice in Wonderland in the famous private gardens you will have access to! This apartment comes with a key to those gated and exclusive Kemptown Enclosures: 6 acres of wonderland and a private tunnel to the beach. The apartment also has it's own private courtyard and is luxuriously appointed with a beautiful bedroom, double ensuite shower and living/dining space.

This beautiful apartment is located in Sussex Square, one of the most prestigious addresses in Brighton. Around the corner, Rock Place leads you to St Georges Road which is the heart of Kemptown and just a few minutes walk away. Here you will find gorgeous bakeries, cafes, pubs and restaurants including Busby and Wildes and the Thomas Kemp both of which serve outstanding food. The whole of Sussex Square is Grade II listed and full of blue plaques of the great and the good who have chosen to live here over the years (including Thomas Kemp who built Brighton's famous Kemp Town). Perhaps tge most famous resident though was Lewis Carroll who lived 5 doors down and wrote parts of Alice in Wonderland here. The wonderful Kemp Town Enclosures are thought to have been an inspiration to him. These huge and lovely communal gardens are six acres of wonderland - full of secret paths, beautiful plants, picnic areas and a tunnel which takes you directly from the gardens to the seafront - there is even a children's play area with a slide and amazingly shaped trees to climb! The gardens are gated and private with access for residents only. The apartment is ideal for romantic breaks, small families or as a secluded, comfortable place to stay for business trips. It can accommodate up to 4 adults, having a luxurious double bedroom and a sprung double sofabed in the open plan living area. A travel cot can be supplied to accommodate an additional baby for an extra £25.

The apartment itself has a beautiful black and white tiled patio to the front. Inside there is a hallway with sliding doors to the separate wc and a cloakroom/utility cupboard (housing the washing machine). Straight ahead is the door to the main living area. This room has a kitchen with all you need to self cater in comfort. Tea, coffee, milk and a bottle of wine are all supplied for your convenience on arrival. There is a dining table which seats 2-6 (it's extendable on 2 sides or can be folded flat against the wall) and a cream leather sofa which pulls out into a second double bed if required. A TV, DVD player and wi-fi are all supplied along with a range of DVD's, books and games. The flat has wooden flooring throughout. .After the main living space there is a hallway with study (or dressing) area to the right. This has a desk, chair and a large wall mounted mirror. To the left is the door to the private patio. Straight ahead is the door to the beautiful bedroom which is equipped with a traditional iron bedstead, pocket sprung mattress and luxury bedding. There is a modern en-suite with walk-in double shower, heated towel rail, basin and wc. Luxury toiletries by French Connection and Molten Brown and supplied for your use as are large fluffy towels. The door from the study area leads out onto the stunning private rear patio which provides a second lounge area in good weather where you are welcome to smoke if you wish. The rear wall of the patio is painted with a beautiful mural of Brighton Beach Huts by Emma Fielden, a local artist. This is directly opposite the bedroom window which gives a lovely picture to look out on. The patio is decked with little lights set into the wood making it a beautiful and romantic space in the evenings. There is also an awning to provide shelter to smokers in the rain! A table, chairs are supplied outside.

On top of all of this you will have access to the famous Sussex Square communal gardens described above. Pets, including cats and small-medium sized dogs are welcome. The private patio is a safe enclosed space for them to go outside. Please let me know if you would like to bring your pet (there is an additional £35 cleaning fee for those bringing a cat or dog). The flat is luxuriously equipped and decorated with quirky touches in keeping with it's unique location. If you are travelling with children and would like a night out I can arrange babysitting for you by my 18 year old daughter who has completed a local authority approved babysitting course and is experienced in looking after children of all ages including babies and children with special educational needs. The charge is £8.50 per hour (£10 after midnight). Sussex Square is located on Brighton seafront. It is a quiet and secluded location but close enough to the city centre to be only a few minutes away from the centre of things - either by bus or car. The Marina is very close, just a short walk away. On street parking is easily available in Sussex Square and a daily ticket can be purchased for £5.20 per day (1, 2 and 4 hours tickets can also be purchased) which is the cheapest daily parking in Brighton. Parking can be paid for using the 'Pay by Phone' app which is free to download. The location code is 84852 if you would like to have a look or get it ready before you arrive. The bus stop is just at the end of the square and frequent bus services run into town, the university and the station. There are plenty of shops nearby and the beautiful and delicious 'Marmalade' cafe is just on the corner of Sussex Square - perfect for nipping out for breakfast, lunch or afternoon tea! (This is so lovely it was recently featured in the magazine Elle Decoration). If you are travelling by train I am happy to collect you from the station and take you back at the end of your stay for £10 each way. If you would like any food, flowers or additional wine supplied please let me know. I live nearby and am happy to help with recommendations for local restaurants etc if you wish.If you are planning a stay of 4 nights or more, please contact me for a price as I am often able to offer discounts for longer stays.

This is a very private and quiet self contained one bedroom apartment with a private courtyard and access to the private Kemp Town enclosures which are set in the middle of Sussex Square and Lewis Crescent. It's the perfect escape from a busy world (but 1 minute walk to the best cafe in Brighton!)

We will do everything that we can to check you in at the time that best suits you so please leave plenty of time for your journey and be on time for the check in time that you have requested. If you do not arrive for your check in we may need to go to other appointments at other properties and it may be some time before we can return to meet you. If you are unexpectedly delayed please let us know straight away.

Please leave the apartment clean and tidy at the end of your stay, disposing of your own rubbish and leaving the fridge and food cupboards empty.

Please respect our neighbours during your stay. This apartment is not suitable for those wishing to have parties or play loud music. Noise restrictions apply in this entirely residential building, particularly after 10.30pm when noise should be kept to a minimum, especially on the patio. If we are called out to deal with noise complaints during the evening we do reserve the right to charge for our time. You are welcome to smoke outside on the patio but not in the apartment. Please remove all cigarette butts from the patio and empty the ashtray if you use it.

Katharine is a fantastic host. My children and I had an amazing break. The accomodation was better than expected: the flat had everything we needed. My children loved it. We'll book this place again if we come back to Brighton. I highly recommend it.

The apartment was lovely for a stay with my husband and 6mo son. Excellent bus links to town and close to the marina. Enough room for the travel cot and nicely equipped kitchen. Katherine was lovely and check in was great, making sure we knew everything we needed.

We spent three nights at Katherine's flat in October to visit our daughter at her first year at Brighton Uni. Katherine was extremely helpful with allowing our two dogs to stay with us for the weekend, and the little private patio was very helpful for providing them a safe place to roam about without necessarily having to take them for a full blown walk. Pros of the property: Its in a great location. A fifteen minute walk to Brighton pier and a 10 minute walk to the marina. The private gardens are absolutely lovely and the private tunnel from the gardens down to the cliff walkway is a real boost. Parking is easy, and doesn't cost an arm and a leg (though there are very VERY zealous birds in the area who seem to absolutely LOVE pooping on cars!!!) Inside the flat itself the bedroom (whilst maybe just a teensy bit tight) is fine, with a decent sized en suite and a nice powerful shower. The kitchen is decently appointed with oven, hob, microwave and under-counter fridge (no freezer) Cons of the property: As the property is a lower ground floor flat, there is almost no natural light. Despite a door to the small private patio and bedroom window, it is impossible to even see the sky from anywhere inside the flat and you have to either step outside to the front of the building, or out into the direct centre of the patio area and then look straight up. In addition, whilst the back end of the flat where the previously mentioned bedroom and en suite are is lovely, the main living/kitchen area are essentially in a refitted corridor that leads to the back end of the flat. This means that the area is no more than 7 foot wide and maybe 20 feet in length. With the kitchen table lining one wall, and a two seater sofa lining the other, it doesn't leave much room for anything else. Passing each other is a matter of one person stepping aside to allow the other through. Whilst it can be navigated for a weekend, if you were to stay for much longer it would start to feel very small quite quickly. Overall though, it was a nice stay, and for a weekend, we would likely book it again.

Johnathan was a lovely guest and I am very sorry that he encountered a problem with the hob. I have fed this back to the cleaners and will redouble all efforts to make sure everything is perfect for each guest arriving. There is a small freezer section inside the fridge at the top. Apologies that Jonathan didn't find this.

The Good - Smart and modern feel to the flat - Clean - Good comms - Easy handover - Comfy main bed - Complimentary bottle of the wine - Lots of board games and Dvd's - Near to the sea - Lovely communal garden space -The Bad -Problem with the bathroom shower drain, there were some pretty pungent odours during our stay. - Noise - Combi boiler in the bedroom cupboard and general buildings plumbing noises. Take ear plugs unless you're a heavy sleeper. -Parking on the square is tricky. It's a busy square.

I am so sorry that Gareth had a problem with the shower. We had the drain vacuum cleaned when I received this review to solve the problem and would have been happy to call out an emergency plumber if Gareth had let me know of the problem during his stay.

Katharine's place is lovely. Situated right next to the seafront, it is a short bus ride or 20 min walk into the centre of Brighton. The flat was spotless when we arrived and had everything we could ask for. Would definitely recommend to anyone, and will definitely stay again next time we're in Brighton.

We would recommend this apartment without hesitation. The location was great - really close to the beach and a short walk from the town centre. The private gardens were a highlight and really set this apart from other places we’ve stayed. Katharine made sure everything in the apartment was pristine and we felt very welcome staying there. Look no further!
