Situated in the grounds of our 17th Century home, it is a private sanctuary, with high quality decor and all modern facilities. Wake up to the sound of birdsong whilst enjoying locally sourced artisan coffee and produce. This large vaulted space has an open-plan sitting and dining area, complete with separate fully fitted kitchen, bathroom and two luxurious double bedrooms.

Queenies Cottage has been beautifully restored to retain many original architectural features whilst providing modern comforts; underfloor heating, woodburner, fitted kitchen , downstairs wet room and an ensuite shower room to the master bedroom. Set well back from the road, the south-facing, private garden has an additional covered dining space, great in àll seasons. The Little Barn, a 16th Century hideaway artistically restored, by a Suffolk artist. With no through traffic and no light pollution, silent evenings and clear night skies. Topcroft is a sleepy village beside the Waveney valley and 25 minutes from the medieval city of Norwich. You'll love this rural location. A large modern kitchen and a real woodburner in the large sitting room. A private patio outside with fairy lights at night, a bbq, firepit and private garden at the back of the property.

Self-contained accommodation overlooking the river Waveney with full kitchen, dining and lounge area (including reclining sofa, smart TV and wifi), upstairs is a double bedroom with en-suite. The Hobbit - A Cosy Country Hideaway near Norwich

The Hobbit is a small cosy hideaway, located within the grounds of a beautiful English country garden. The space gives the feeling of an old ships cabin, with original oak beams and panelling. The place might be small but still has all the comforts of home, including a standard double bed, underfloor heating and a deep roll top bath. As well as being furnished with antique fixtures and fittings. The Hobbit has a small but lovely garden room, where guests can just watch the world go by.

“The Elms Shepherds Hut”

Our beautiful little shepherds hut is ready for letting. Get away from it all and stay under the stars deep in the Suffolk countryside. Our Shepherds hut is situated in the corner of our field surrounded by hedging and stunning views. If you’re a keen cyclist there’s many different routes in the area as well as many footpaths for avid ramblers. If star gazing is your thing then we can promise you we are not affected by light pollution and if you’re lucky you’ll hear our resident owls too.

‘The Hideaway’ in the Heart of Norfolk

The Hideaway is a detached self contained annexe with its own garden and on drive parking space beside the property. It is located on the same spacious site as the owners house in the picturesque, south Norfolk village of Saxlingham Nethergate. The Hideaway consists of open plan living with a very comfortable king sized bed, dining/working area, kitchenette and separate bathroom with a shower and toilet. Outside is a private fully enclosed garden and lockable shed for bike storage.

The Snug (self contained annex)

Located on the edge of an attractive South Norfolk village, The Snug is a self-contained annex in part of a 17th Century Cottage. The village shop is a short walk away and the centre of Norwich is only a 20 minute drive. This area is popular with cyclists due to the quiet routes and a host of cycle friendly cafes. The accommodation consists of a double bedroom, shower room, dining/working area and kitchenette. There is an off road parking space and bicycle storage if required.
