The best breakfast spot and Italian restaurant in town are right across the street :-) A bakery/coffee shop, yoga studio, laundromat, bodega and salon are all less than a minutes' walk away. Stores and restaurants are easy walking distance. I have changed the ac system since any bad reviews.
