At the ground floor, the kitchen has direct access to the garden, making it especially pleasant and convenient to enjoy meals such as breakfast or dinner at the outdoor table. On the first floor, there is a spacious dining room that can comfortably accommodate all guests for lunches, dinners, and convivial moments. The living room offers a stunning view over the valley and the town of Arezzo. The two apartments are connected by an external staircase located under a loggia (covered terrace), which keeps it fully protected from the rain and pleasant to use in any weather condition. This is a typical feature of Tuscan architecture, adding charm to the villa while ensuring privacy and a convenient connection between the spaces. Each room has been individually decorated with a personal touch, incorporating traditional Tuscan materials and fabrics. The furnishings represent a refined balance between antique pieces and modern comforts. Four of the six double bedrooms feature king-size beds. The villa is also equipped with a range of amenities, including free Wi-Fi, Smart TV, washing machine, dishwasher, microwave, coffee machine, and air conditioning on both floors. The house is sustainable thanks to a geothermal system that significantly reduces energy consumption.
