Bewl Water, Bedgebury Pinetum, Battle Abbey, and Bodiam Castle all only 10 mins by car. We have an abundance of National Trust properties within easy reach, with the pretty towns of Rye and Hastings only 30 mins away. We are dog friendly and have wonderful walks close by. Great for couples or single occupancy, room for a cot too.

The Lodge at Lower Barn Farm is a quirky, rustic, converted barn designed with recycled materials sourced from the farm, which makes for an ideal rural getaway. 70 acres of rolling country side and wooded grounds on the Kent and Sussex borders, complete with idyllic fishing lakes, are just waiting to be explored. There are woodland walks, an abundance of wildlife to be discovered and even the 14th century Bodiam castle, a 5 minute ride away, if you’re lucky you might even spot a kingfisher.

This romantic hideaway in Kent has been renovated to the highest standard, accommodating all your getaway needs. Mulberry Studio is a one-bedroomed studio with a double sleigh-bed, TV/Wi-Fi, microwave combination oven, fridge and hob. It has a shower room with loo and hand-basin and a secluded patio/garden with a fire-pit/BBQ. Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
