We are in a quiet no through lane within 20 minutes walking distance of 3 pubs & 2 tearooms. Sleeps 2 adults and up to 3 children (sofa bed in living room and single pull out in bedroom). Our flint walled guest house is set in the quiet village of Hankham, near Pevensey. Ideal for relaxing, walking and biking. The guest house is self contained, with a hand made pine kitchen and lovely little private garden. There are horses in the stables, ducks and moorhens on the pond. Ideal for a couple that enjoy the outdoors and we can make up another bed or two for children. We can recommend some excellent biking and hiking routes to suite all abilities.

Built in 1890, ‘The Byre’ has plenty of character and has been converted to a high spec - making it cosy and modern throughout - with everything you need for a relaxing stay.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
