The Studio is part of the historic ‘Listed’ Grade II* Kennet House, built in 1701 by the Bishop of Oxford, nestled near the village pond, the church & the village pub. The Studio is an airy, calm space: Kitchenette & table 3 seater sofa & smart TV King size bed & dressing table Bathroom: bath with a shower Washing machine, iron & board Entrance hallway: ideal for bikes & boots. The Studio is on the first floor via a private staircase.

Privately located in my back garden there is a large open plan room with 2 double sofa beds, sleeping 4, a slate bed pool table & Hi Fi system. There's a luxury en suite bathroom with copper bathtub, shower, basin & WC. There are basic kitchen facilities with kettle, toaster, double hot plate, microwave & grill, sink & refrigerator/freezer. A veranda with 2 bbq's & seats plus lower deck overlook the river.

Enjoy a glass of bubbles on your own private terrace before strolling to dinner at this famous Cotswold stone Manor. It is within easy reach of the A34 and M4, as well as the market towns of Newbury, Wantage and Hungerford. The nearest pubs are within easy walking / cycling distance. The River Kennet runs through the grounds leading to the canal and towpaths making visiting Hungerford and Newbury a pleasure by foot or bicycle. Fantastic rail routes from Newbury / only 50 minutes from London.

Lovely self-contained annex with outdoor space

A lovely self-contained annex furnished to a high standard in a quiet rural location on the Berkshire/Hampshire border, close to Newbury and Oxford and walking distance to Highclere Castle (Downton Abbey). Fenced secluded garden area with seating and BBQ for outdoor dining. The Annex is completely separate from our house with its own entrance and there's an allocated parking space for one car. Well behaved dogs are always welcome and there are some lovely walks on our doorstep.

Relax and reset at the Pool House. The Pool House provides a quiet location where you can relax away from the world. Swim in our pool, heated during the warmer months. During the colder months enjoy a cold plunge, beneficial for body and mind. Ease your aches and muscles in the hot tub. Please note: you are using the pool and hot tub at your own risk, there is no life guard! Please watch children and non swimmers in the pool and hot tub at all times.
